Priority Electric LLC — Powering what matters

Before you call it small, say what is actually changing

It is just one outlet. It is only a light. Every electrician hears those sentences, and in SeaTac the City has a quiet answer to them: electrical permits are issued for work involving the transmission of high, medium, or low electrical current within an existing or new building. Drawn that broadly, the boundary catches most things people call small, which makes the honest first step describing the change plainly instead of labeling it.

So describe it: a breaker trips after a change, a new appliance needs a circuit, lights are moving, a business suite needs different equipment. Send that plain description through Request an Estimate or call (206) 718-3047; the technical vocabulary is our job, not yours.

Half this city shares a building

SeaTac's 2026 estimate counts 12,642 housing units, 51% in buildings of two or more units, plus 499 mobile-home or special units. In practice: the odds are high that a SeaTac request touches somebody else's walls. Which panel serves the area, who authorizes access, whether the work affects common property, how occupants get notified: those are facts to gather, not obstacles, and a manager who names the affected unit, the maintenance records, and the access coordinator has done most of the scoping already. The housing mix itself proves nothing about any one building, and we treat it accordingly.

Guidance: the City's paperwork lanes

For an existing permit, SeaTac provides a permit lookup route; for the next application, its permit page points to the permits and land-use applications page. Use the City's live information for filings and status, and keep any permit record with the project file. An electrician's estimate is neither a City filing nor a determination that a permit is unnecessary, and this page will not pretend otherwise.

Estimates built on the work, not on an assumed exemption

The useful estimate rests on the intended result, the equipment involved, what can be safely observed, and the project context, never on a hoped-for exemption. Our practice: talk through the task, put the work in writing with its own number, and seek your approval by phone before any newly identified work is added. If a remodel, tenant change, or maintenance cycle holds several electrical decisions, list them together so immediate repairs separate from planned improvements. The likely routes are troubleshooting and repair, new circuits, and light commercial electrical.

Occupied buildings need an entry plan, not just a scope

Where work runs around residents, tenants, customers, or operations, say so. That does not decide access rights; it distinguishes a job that can be evaluated in a vacant area from one that needs an agreed entry plan, and it turns a generic service category into a schedulable piece of work.

The plainest description of all: danger

Smoke, sparks, a burning smell, a shock, or immediate fire risk: get clear of the source when safe and call 911. Do not test the circuit, remove a cover, or force equipment to reset. An area-wide disruption goes to the electric utility rather than a hunt through one building's breakers. For the limited, non-urgent version, note what changed, which rooms, and whether a breaker moved; that is safer and more useful than another reset.

Say the change, we will size it

One plain paragraph about what is changing, plus the building setting and the access contact if the building is shared: that is a complete SeaTac request, and it beats a week of guessing at categories. Request an Estimate or call (206) 718-3047.

FAQs

Common questions

What does SeaTac describe as electrical work?

The City says electrical permits are issued for work involving the transmission of high, medium, or low electrical current within an existing or new building.

Where can I check an existing SeaTac permit?

SeaTac directs users to its permit lookup page for existing-permit status. Use the City’s current tool and instructions.

What should a multifamily manager include in a request?

Identify the affected unit or common area, access contact, occupancy needs, and the exact electrical change being considered.

What if I see sparks or smell burning?

Treat it as an urgent safety event. Step back when you can do so safely, then call 911 if there is an immediate fire or shock threat. For a broad outage, contact the utility.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
