Electrical that keeps you open
Your sign is dark, the back room breaker feeds the espresso machine and the POS, and the landlord wants everything documented. We work around your hours.
In a business, an electrical problem is a revenue problem wearing a disguise. The dark sign costs you walk-ins every evening it stays out. The circuit that trips under the lunch rush takes the card reader down with it. And unlike at home, the fix has to happen without closing the doors, which makes scheduling half the skill.
Work we do for small businesses
- Troubleshooting and repair of circuits, equipment connections, and exterior signs; sign work is among the jobs customers describe in our reviews.
- Dedicated circuits for the machines that keep tripping shared ones: espresso equipment, refrigeration, compressors, kilns.
- Lighting for retail floors, back rooms, offices, and parking areas, including conversions of aging fixtures to LED.
- Tenant improvement wiring when a space changes hands or changes purpose.
- Corrections from a fire marshal, insurer, or landlord walkthrough, with the paperwork to prove them done.
Scheduled around the till, not against it
Tell us when the space can tolerate a shutdown: before open, after close, or your slow weekday. Circuits that must not drop, like refrigeration or servers, get identified up front and worked around. The plan for an occupied business is written before the first panel cover comes off, and it names who on your side can say yes to decisions mid-job.
Landlords, leases, and who approves what
Leased spaces add a layer: some electrical belongs to the building, some to your tenancy, and the lease decides which. We have no interest in doing work twice, so property manager or landlord contacts come into the conversation early, approvals land in writing, and the permit questions for your city get answered as part of the scope rather than discovered by an inspector later.
Small operations, taken seriously
One reviewer needed miscellaneous electrical work at a rural apartment complex where trades are tough to book at all, and describes it handled over a few days at a fair price. Most of our commercial customers run one location, not fifty; the point is that being small should not mean waiting weeks for an electrician who answers the phone. The small business page has more on how we work with operators, and property managers have their own.
Hiring electrical work while staying open
Settle these before signing
- Can the work run outside our hours, and is that already in the price?
- Which of our circuits must never drop, and what is your plan around them?
- Who has to approve this under the lease, and will their sign-off be in writing?
- Will your paperwork satisfy whichever landlord, insurer, or fire marshal asked for the work?
Red flags for an operator
A bid with no shutdown plan for refrigeration or the card system treats your revenue as somebody else's problem. Verbal landlord approval is another; it evaporates exactly when you need it. Meanwhile the space gives warnings you can log from behind the counter: a sign that flickers at dusk, a breaker that trips under the lunch rush, a cover plate that runs warm near equipment. Note them and report them, and leave the investigating to whoever you hire.
Prevention that costs almost nothing
Keep stock away from the panel so it can be reached at a run. Post which breaker feeds the till and the refrigeration where staff can see it. Use the test button on kitchen and restroom GFCIs on a monthly cycle, and keep a dated log of nuisance trips; the pattern is half the diagnosis. Before the next project, how to prepare for an electrical estimate and how to weigh competing estimates both read fast.
Describe the space, the problem, and your hours through Request an Estimate, or call (206) 718-3047 and talk directly with the electrician who will do the work.
Common questions
Can you work outside our business hours?
Yes, that is normal for commercial work. Early mornings and evenings around your open hours are how most occupied-space jobs get scheduled, and the timing is agreed in the scope, not sprung on you.
Our sign is out. Is that an electrician or a sign company?
Start with the circuit: timers, photocells, tripped breakers, and failed ballasts or drivers cause most dark signs, and those are electrician territory. If the fault turns out to be inside the sign cabinet itself, we say so and you bring in a sign shop for that piece with a diagnosis in hand.
Do commercial jobs carry different permit rules than houses?
The permit system is the same in Washington, but commercial spaces bring extra reviewers: fire marshal interest, landlord consent, sometimes a tenant improvement process through the city. We identify which apply to your job at estimate time so none of them appears mid-project.
The breaker trips when we run two machines at once. Fixable?
Almost certainly: that is a shared circuit carrying loads that each deserve their own. The fix is usually one or two dedicated circuits from your panel, sized to the equipment nameplates. It is among the most common calls we get from cafes and shops, and one of the most satisfying to close out.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
