Solar-ready electrical work for Des Moines homes
Solar on the roof sounds like a roofing decision until you follow the wires down. Panels, a battery, or backup power all ask something of the electrical system you already own: room in the panel, a place for the new equipment, a plan for how power should flow when the grid drops. That is where a Des Moines project actually starts, and it is the part we do.
Tell us what you want the equipment to do and we will translate it into an electrical scope. Request an Estimate gets that moving, or call (206) 718-3047 if the idea is still taking shape and you want to think out loud first.
Capacity is a question, not a foregone conclusion
Nobody can read your panel's capacity off a city page, including us. Whether the project needs a panel upgrade, a battery, or a transfer switch depends on the actual equipment, the existing electrical system, and the project design, so we evaluate capacity against those facts and leave room for the options that only become visible once the scope is understood. The City's rooftop PV option is a useful local signal for homeowners considering solar-related work; it is not a reason to promise that any particular equipment is needed, approved, or appropriate.
This city issues its own electrical permits
Des Moines is on Washington L&I's list of cities that issue electrical permits and perform inspections within their local limits, which makes the City, rather than L&I, the electrical-permit authority for addresses inside the city. The City requires building, mechanical, electrical, plumbing, re-roof, and fire permit applications to come through MyPermits Online, and it identifies a residential rooftop PV permit application in that portal. In other words, your solar idea already has a named application route; what it does not have yet is a scope.
One administrative detail belongs on your radar before anyone applies: the City says a current 2026 City of Des Moines business license is required to apply for a permit. That is a dated requirement, so it gets rechecked every year, and it says nothing about a contractor's licensing, insurance, or qualifications. Likewise, a permit route is not a price, a timeline, or a guarantee that work can begin on a particular day.
Detached house or shared building, the approvals differ
OFM estimates 13,760 housing units in Des Moines for 2026, with 57% one-unit homes and 41% in buildings of two or more units, so a large share of the city shares walls or roofs. In a detached house, a PV or battery conversation stays mostly between you and your electrical system. In a condominium or other shared property, the same conversation adds owners, associations, and approvals, and no statistic tells us who may authorize what. We ask early so the project does not get ahead of its permissions.
What to gather before you open the portal
A concept becomes a project when the details exist. For rooftop PV, that means the proposed equipment, the roof or site information you have, any electrical drawings, and the relationship between PV, storage, and backup equipment. For a panel question, a clear description of the planned change plus any other loads being added at the same time does the job. If roof work, structural work, or a remodel is riding along, note the coordination instead of assuming one application resolves every trade.
For shared housing, add the decision-maker and the part of the property affected. That does not settle a condominium, association, landlord, or tenant approval question, but it keeps the application discussion from outrunning the information the owners and project team need to supply.
Priority Electric is a Bonney Lake-based service-area electrician serving Pierce, King and Snohomish Counties. Ask us about the work you are actually considering, not a generic “solar package”: we discuss it, provide a written scope and number, and contact you before any work is added beyond that scope. The decision points stay visible while the City application path is being prepared.
Emergencies come before any of this
A buzzing panel, visible arcing, or a burning odor is not a portal-planning exercise. Avoid the affected equipment and seek emergency help through 911 when there is an immediate threat. If the concern appears to be a utility outage, contact the serving utility rather than attempting a repair.
Tell us what you want the system to do
Maybe the goal is backup power that carries the essentials, storage that shifts the evening load, or a roof that finally produces something. Bring the goal and the property, and we will handle the electrical route: describe it through Request an Estimate, or call (206) 718-3047.

Common questions
Who handles electrical permits in Des Moines?
Washington L&I lists Des Moines as a city that issues electrical permits and performs inspections within city limits. The current City process should still be confirmed for the address and project type before applying.
Does Des Moines have a residential rooftop PV application?
Yes. The City’s MyPermits Online information identifies a residential rooftop PV permit application. The portal route does not replace the need to clarify the electrical scope and any related project requirements.
Why mention a City business license before a permit application?
The City says a current 2026 City of Des Moines business license is required to apply for a permit. Because that is a dated administrative requirement, it needs annual verification.
Can a battery or transfer switch be planned with rooftop PV?
They can be discussed together, but the planned equipment, location, existing electrical system, and project documents need to be reviewed before describing the work.
Do apartments and condos follow the same ownership process as a detached house?
Not necessarily. Des Moines has a meaningful two-or-more-unit housing share, but ownership permissions and building coordination are property-specific. Collect those facts before assuming who can authorize a change.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
