Kent electrical work without the permit surprise
One Kent project can quietly hold two permit conversations, and the second one likes to surface after your schedule is already set. Kent says a residential building permit is needed for most construction, alteration, or repair work, including altering an electrical, gas, mechanical, or plumbing system; the electrical permit itself, meanwhile, runs through the state rather than the city. Finding both conversations before you commit to dates is the cheap version of this lesson.
Describe what is being built, altered, or repaired, and we will flag which conversations your project actually carries. Request an Estimate with the project address, or call (206) 718-3047 if it is easier to talk it through first.
Sorting Kent's building permit from the electrical permit
Kent's residential building-permit page is the source for the City side: most construction, alteration, or repair work needs a residential building permit, and the City's wording expressly includes altering an electrical system. That covers the building conversation. It does not create a city electrical permit, because Kent is not on Washington L&I's jurisdiction page listing cities that issue their own, so for Kent addresses the electrical permit and inspection path is L&I.
Then there is the timing statement people misread. Kent says it typically processes listed residential minor permits within 2–3 business days; that applies to the listed minor-work category only, not to electrical permits and not to projects needing review, so do not build a construction calendar on it. Kent's permit guidance is specific about which work qualifies.
None of this means every project automatically receives two permits. It means the building change and the electrical change should be described separately before anyone assumes the path or the schedule. Permits and inspections explains how we keep that sorted as part of the job.
Describe the building change, then the electrical one
An addition, ADU, layout change, or major remodel usually starts with the building plan: which area changes, and whether walls, rooms, plumbing, heating equipment, or access change with it. The electrical scope follows: whether new circuits are required, whether equipment is being added, whether the distribution of power changes, and whether the work is part of a tenant improvement, a common-area change, or a standalone repair. Take those in order and the permit questions largely answer themselves.
If you manage property, the same sorting turns a pile of requests into a sequence. The building project, the unit turnover, the common-area concern, and the electrical repair may each need different decisions. A written electrical scope helps define the work, but it is not a promise that a City review, an L&I process, or a property approval will land on a certain date, and we will not present it as one.
A city this size sends every kind of request
Kent's 2026 OFM estimate counts 51,314 housing units, including 21,646 units in structures with two or more units and 1,860 mobile-home or special units; Washington OFM housing data reports the totals. In customer terms, a big share of Kent lives in apartments and shared buildings, and a meaningful slice lives in mobile homes with service questions of their own. The mix changes which questions come first; it never becomes a diagnosis of your property.
So the first facts to collect are simple: who owns or manages the space, which building or unit is involved, what is changing, and what access constraints exist. For an addition or ADU, bring the plan of the change and any known equipment list. For an apartment or mobile-home request, describe where the issue is, whether it affects one unit or a shared area, and what changed. Please do not have occupants repeatedly resetting breakers or testing exposed equipment to gather more information.
Priced from a written scope, not a hunch
After we discuss a Kent project, the agreed electrical work goes into a written scope with a number on it, and anything beyond that description is raised by phone before it is added. In Kent that also means putting the permit questions on the table early: which items belong to the City building conversation, which need the L&I electrical path, and what documentation is still missing.
The estimate is not a permit application, and it is not a fixed price for conditions nobody has assessed. It is a defined scope you can actually review, and if walls open, equipment gets selected, or building decisions move, the change is discussed before it is added. Read about the estimate process or plan remodel electrical work if that is where your project is headed.
Safety outranks scheduling
If there is active sparking, smoke, burning odor, or another immediate shock or fire danger, do not wait for a permit or estimate discussion. Get to a safer place if possible, do not touch the equipment, and call 911. If the loss of power is widespread beyond the property, notify the serving utility. A single-property issue can be described later from a safe distance.
Two conversations, one call to start both
Send the address, the building plan if one exists, and the electrical work you want considered; we will keep the City conversation and the L&I conversation from colliding on your calendar. Request an Estimate or call (206) 718-3047 to get both described before either is scheduled.

Permits & inspections
Kent doesn't run its own electrical inspections, so permits go through Washington State Department of Labor & Industries (Electrical Program).

Typical construction era: Rapid postwar growth beginning in the 1950s (12-fold growth from 1953 to 1960) through the 1960s-1980s (Boeing's arrival in 1965); median year built 1987.

Common questions
Does Kent’s 2–3 business-day statement cover electrical permits?
No. Kent’s timing statement is for the residential minor permits listed on its page, not for electrical permits or projects needing formal review. Kent residential permits
Why might an addition have a City and an L&I step?
Can one estimate cover apartment and common-area work?
It can begin with both concerns, but identify the unit, common area, access rules, and ownership responsibilities. The scope may need to separate work that affects different spaces or decision-makers.
Do Kent housing totals tell me what my panel can support?
No. Aggregate housing data is not a panel assessment. A property-specific conversation starts with the planned equipment and the existing electrical setup.
What should I do with a breaker that keeps tripping?
Do not keep resetting it to test the problem. Note what was happening when it tripped, avoid the affected equipment, and seek help. Call 911 if there is immediate fire or shock danger.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
