Priority Electric LLC — Powering what matters

Electrical work in Federal Way, documents ready first

Paperwork before power: that is the honest order of operations for a reviewed electrical project in Federal Way. The City says applications requiring review must be submitted electronically, and that applicants first request a Document Upload Link, which is not immediate and can take a few days to process. Ask for the link before your documents exist and the wait buys you nothing; gather the documents first and the same wait costs you nothing.

Our part is making sure the folder is worth uploading. Request an Estimate to put the electrical scope together, or call (206) 718-3047 if you would rather begin with a conversation about what the project needs.

The city, not the state, holds the electrical permit here

Washington L&I lists Federal Way among the cities that issue electrical permits and perform electrical inspections within their local limits, and the City directs residential electrical applications and most commercial electrical applications to MyBuildingPermit. So the permit question for an address inside the city does not go to L&I as though the state were the local issuer. Which route a given job takes depends on the City's current instructions and the actual scope; reviewed work simply adds the upload-link step and the days it can take.

The Permit Center's stated hours help with planning: closed to the public on Wednesdays, staffed 9 a.m. to 4 p.m. Monday, Tuesday, Thursday, and Friday. Hours are not review completion, inspection timing, or contractor availability, so recheck them before relying on them.

What goes in the folder

A reviewed application reads best when it opens with a plain statement of what will change and builds outward from there. This is the order we find useful:

  1. A plain-language description of the change, ahead of any drawings
  2. The property address and the unit or common area affected
  3. Drawings, specifications, or product details already available
  4. The people who coordinate access and property approvals
  5. For panel, service, or equipment additions: product details and any known existing-system information, without conclusions drawn from them
  6. Open questions marked as open, not papered over with assumptions

That last item earns its place. When access, sequencing, or ownership questions are unresolved, marking them open keeps the packet honest and saves a correction round later. The folder exists to make the City route and the electrical scope easier to understand; it does not replace the City's current application instructions or a property-specific design decision.

Managing units multiplies the moving parts

Multifamily is a large part of the picture here: OFM estimates 38,689 Federal Way housing units in 2026, including 16,534 two-or-more-unit units and 1,382 mobile homes or special units. If you manage one of those buildings, your first packet should name the unit or common area affected, the equipment being added or replaced, access constraints, known service information, and who supplies property approvals. The counts do not establish who owns a system, who can approve changes, or what condition a property is in; your packet is what does.

For a homeowner with a reviewed need, the same logic applies at a smaller scale: the address, the proposed change, any drawings, and the status of related work. Separating the electrical scope from the portal step keeps both moving.

Priority Electric is a Bonney Lake-based service-area electrician serving Pierce, King and Snohomish Counties. We discuss the work, provide a written scope and number, and call before work is added beyond the agreed scope. Use that conversation to make the folder stronger, not to promise City timing.

Safety outranks paperwork

If there is immediate danger from electrical fire, smoke, or active arcing, get clear and contact 911. When a loss of power appears to be a utility issue, report it to the serving utility. A permit submission path is never a substitute for an emergency response.

Hand us the folder, finished or not

Send whatever exists today through Request an Estimate and we will tell you what is missing, or call (206) 718-3047 and we will build the list from the top.

FAQs

Common questions

Who issues electrical permits in Federal Way?

Federal Way is listed by Washington L&I as a city that issues electrical permits and performs inspections within city limits. The City’s current Permit Center guidance should be used for the project.

What is a Document Upload Link?

For Federal Way applications that require review, the City says applicants first request a link to submit documents electronically. The City warns that the link can take a few days to process.

Does the upload-link delay tell me how long review will take?

No. The City’s statement concerns processing the upload-link request, not a promise about review duration, permit issuance, inspection, or project completion.

Why does a multifamily electrical project need a different brief?

OFM reports a significant two-or-more-unit housing count in Federal Way. Individual property ownership, common-area responsibility, access, approvals, and scope still need to be identified for the specific project.

Can I use MyBuildingPermit for Federal Way electrical work?

The City directs applicants to MyBuildingPermit for residential electrical applications and most commercial electrical applications. Confirm the current category and any reviewed-submission requirements before proceeding.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
