Priority Electric LLC — Powering what matters

Get the Maple Valley ADU wired before walls close

Somewhere between deciding to build an ADU and watching the drywall go up, every electrical choice for the new space gets made, whether or not anyone makes it on purpose. How the unit will be used, what equipment it needs, where circuits should land, when the walls will be open: that is the sequence to get ahead of in Maple Valley. Each of those decisions is easy to change on paper and expensive in disruption to change after the fact.

An estimate conversation is where the sequence gets sorted. Request an Estimate with your floor plan, equipment list, and timeline, or call (206) 718-3047 if the project is still at the idea stage. The earlier that conversation happens, the fewer decisions get made by default.

Plan the space around what it has to do

An accessory dwelling unit can need its own approach to lighting, receptacles, equipment connections, circuit planning, and coordination with the main home. Which of those apply depends on your drawings, your equipment, the existing electrical system, and the project sequence, not on a standard ADU package. Listing the open decisions is more honest than promising that every ADU needs the same upgrade.

Bring the intended layout, the major appliances or equipment under consideration, what other trades are planning, and any question about future use. If the unit is attached, say so; if it is detached, that changes routing and possibly the service questions. This is the raw material for additions, ADUs, shops, and garages done in the right order, and it works just as well when the project is still a sketch.

What the city reviews, and what it does not

Maple Valley publishes project-permit and site-development materials, and its site-development checklist describes a completeness check before technical review. The city's fee ordinance covers building, mechanical, and plumbing plan-review and inspection fees, and it makes one ADU point unusually concrete: ADUs are charged 50% of the traffic impact fee and 50% of the park impact fee. None of that is electrical pricing, and none of it means the city issues electrical permits.

It does not. Maple Valley is not on the L&I list of cities that run their own electrical permit and inspection programs, so the electrical portion of your project is confirmed through the state path for the exact address and scope. A complete ADU project can run both tracks at once: city development or building review for the larger change, and L&I for the wiring.

Say what kind of home is on the lot

OFM estimates 9,982 housing units in Maple Valley for 2026, including 8,513 one-unit homes and 553 mobile homes or special units. The odds are good you are adding onto a house, but odds are not facts: the count establishes nothing about wiring age, condition, capacity, or utility service at your address. Tell us what is actually there.

For an existing home, explain what already works and what is changing. For a mobile or manufactured home, name the home type at the outset instead of inheriting a conventional-house scope. The more exact the starting facts, the less likely a later discovery gets mistaken for an included item.

Put the scope in writing before the schedule tightens

The city checks a site-development application for completeness before technical review begins; hold the electrical scope to the same standard before work is underway. Once we have discussed the project, the considered work and its number go in writing, and if the job moves beyond that outline, we pause for a conversation with you before continuing.

An estimate request is not a permit application. It is the place to state the electrical goal, current information, access constraints, the project schedule, and the decisions still open. Plans are welcome if they exist; if they do not, describe the rooms, the anticipated equipment, and what other construction is coming.

An active hazard takes a different road

A future ADU or remodel deserves deliberate planning. Heat at a device, smoke, sparking, an electrical shock, or immediate fire danger requires immediate safety action instead. Keep people away from the affected area, call 911 when danger is present, and stop using the equipment. Do not remove covers or keep operating the circuit to investigate it.

Start before the framing decides for you

Include the property type, the planned space, available drawings, and any city application already started, and we can talk through the electrical scope and where the L&I permit conversation needs to be verified. Request an Estimate for a non-emergency project, or call (206) 718-3047 and open with what the new space has to accomplish.

FAQs

Common questions

Do Maple Valley's lower ADU impact fees reduce electrical costs?

No conclusion about electrical price follows from the city's impact-fee rule. Electrical work is scoped from the actual plans, equipment, existing conditions, and permit requirements.

Who handles electrical permits for Maple Valley work?

Maple Valley is not listed by L&I as a city that issues its own electrical permits and inspections. Confirm the L&I route for the address and project.

Does a site-development review answer the electrical question?

Not by itself. A city project review and state electrical permit process can be separate parts of the same project.

What makes an ADU electrical request easier to review?

Share the proposed use, floor plan if available, equipment list, whether the unit is attached or detached, and any timing or access constraints.

Can I request a project estimate if a breaker is hot or equipment is sparking?

Treat that as a possible immediate hazard, not a planning inquiry. Avoid the equipment and call 911 if there is fire or shock danger.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
