Priority Electric LLC — Powering what matters

Room in the panel for your Black Diamond plans

The house may be new to you and the panel can still be full. Black Diamond has been building fast, and a home wired for the loads its builder planned is not automatically ready for the EV charger, heat pump, or hot tub you are pricing now. The time to learn how much room the original plan left is before the equipment is sitting in your garage.

We answer that capacity question as part of the job, not as homework we hand back to you. Start with Request an Estimate, or call (206) 718-3047 and tell us what you want to add and where it would go.

Why a newer home still gets a capacity check

Black Diamond's housing count rose from 1,841 in 2020 to 3,136 in 2026, a 70.3% increase by the state's OFM housing estimates; 2,612 of those 2026 units were one-unit homes. In plain terms, many local panels were sized years before anyone knew a charger or a heat pump was coming to that address. The figures do not diagnose your house. They are simply why we start with the existing plan information rather than assuming the original layout anticipated every later decision.

Capacity is a planning exercise, not a verdict read off a single label. A charger conversation starts with the vehicle, the charging equipment and level, and where the car parks. A heat-pump conversation starts with the equipment nameplate and the planned route, and a hot tub needs its equipment details and intended location. Each raises a capacity question, but they are not interchangeable projects.

If you are a builder or general contractor, that same inventory connects the electrical decisions to your build sequence. If you just closed on the house, it shows which details to check before scheduling work. A photo of the panel directory, the equipment specifications, and the garage or yard location make that first conversation concrete. Either way the goal is a written description of the work under consideration, the facts still needed, and the decisions that could affect the next step.

Who approves what in Black Diamond

The electrical side runs through the state. Washington L&I publishes the list of cities that issue their own electrical permits and inspections, and Black Diamond is not on it, so the electrical permit and inspection path is through L&I. L&I also states that an electrical permit must be purchased before electrical work begins.

The City runs a separate track for the building side. Black Diamond's Permit Center says a permit application is processed only when all submittal requirements are received concurrently, and it directs larger building submittals to Citizen's Connect. That process matters when your project also changes the building, and it is still not the electrical permit; neither approval stands in for the other. The right sequence depends on the actual scope, so City and L&I requirements get confirmed for your property before work is planned around them.

What to gather before the equipment is final

Write down what the equipment needs from the space around it: the proposed location, any wall or exterior route being considered, the distance from existing equipment, and whether other changes are planned at the same time. Note who is supplying the product information as well. That short list keeps you from comparing an EV charger, heat pump, and hot tub as though each asks the identical electrical question.

Then bring what you have, not a perfect file. Useful items include the equipment cut sheet, photos of the panel and its directory, any original plan pages, the site address, the City portal status if a building application is involved, and the timing you are trying to hit. If the work later uncovers a need that changes the scope, we explain the change before added work proceeds, so an equipment decision never turns into an open-ended project discussion.

One exception to all this planning

If there is a hot outlet, burning odor, smoke, sparks, a shock, or immediate fire danger, leave the situation alone when safe and call 911. A loss of power affecting a wider area belongs with the electric utility, not an online estimate request.

Bring the idea and we will do the math

You do not have to arrive with the capacity answer; finding it is the work. Send the equipment list, panel photos, and plan details through Request an Estimate, or call (206) 718-3047 and talk through the addition before you commit to it.

FAQs

Common questions

Does a newer Black Diamond home automatically have room for an EV charger?

No web page can determine that. Share the charger information, panel details, parking location, and other planned electrical loads so the project can be discussed from the actual conditions.

Who handles electrical permits for a Black Diamond project?

Black Diamond is not listed among the cities that issue their own electrical permits and inspections, so L&I is the electrical authority to confirm for the project. Washington L&I electrical jurisdictions

What does “concurrent submittal” mean at the City?

The City says it processes an application when all submittal requirements are received together. Confirm the current requirements with the City for the specific building scope. City of Black Diamond Permit Center

Can I request electrical planning before choosing a heat pump or hot tub?

Yes. Bring the proposed equipment information if available, along with the intended location and other changes being considered. That gives the conversation a useful starting point.

What if the equipment is already causing an unsafe condition?

For immediate fire or shock danger, call 911. Do not use a website request for urgent help. If the issue is a wider outage, contact the utility.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
