Lakewood electrical help for owners, landlords, and renters
A dead outlet in a Lakewood rental raises two questions at once: what is wrong, and who signs off on the fix. The first one is our trade. The second is trickier here than in most cities, because the answer depends on your exact address, and we treat it that way instead of guessing.
Whether you own the home, manage the building, or rent the unit and are coordinating with your landlord, the starting point is the same. Send the address and the problem through Request an Estimate, or call (206) 718-3047.
Why your address decides the permit issuer
The City is upfront that this is not its desk: Lakewood's Permit Center says electrical permits, reviews, and inspections are handled by outside agencies. Which outside agency is the address-level question. Tacoma Power lists Lakewood among the places in its service area, while Lakeview Light & Power also operates in the Lakewood area, so the serving utility has to be checked before anyone states which electrical permit authority applies.
The distinction carries real weight. L&I says Tacoma Power issues permits and performs inspections for the properties it serves, and L&I does not issue permits or inspections within Tacoma Power's service area. Lakeview Light & Power's history page establishes that it operates in the area, but it does not settle which utility serves a specific property. A current utility bill is the best evidence; a neighbor's project or an old assumption is not.
The City also says new permit applications are submitted through its Online Permit Center, and it offers Project Discovery to help identify required permits. Use that for the building-process side of a project. It does not decide the outside electrical authority, so the utility check stays on the list beside it.
Run that check before treating a service upgrade, vehicle charger, tenant-improvement item, or managed-property repair as belonging to a familiar permit route. Collect the utility name from a current bill when you can, and do not assume a provider shown on another Lakewood project applies to yours.
Everyone lands on this page for a different building
Lakewood's 2026 OFM estimate lists 27,813 housing units, including 45% two-or-more-unit housing and 1,525 mobile-home or special units. Put plainly, a big share of this city is apartments, duplexes, and other shared buildings, with a real number of manufactured homes besides, so renters, landlords, and homeowners all end up on this page. The figures do not identify your building type or utility. They explain why we ask which situation is yours before anything else.
For a detached home, include the panel directory, planned equipment, desired location, and photos you can take safely. For a multifamily or managed property, include the unit or common area affected, the access contact, the owner or manager approval path, work hours or occupancy constraints, existing drawings, and any known shared equipment. For a manufactured home, state the structure type plainly so the permit questions are not generalized.
What a good Lakewood request looks like
Send the service address, project type, building type, utility information if known, panel photos if safe, equipment specifications, and any City Project Discovery or permit details. For a panel or charger project, add the equipment model and proposed location. For a managed-property item, add the unit or common-area reference and the access contact, and keep the contacts and documents that show who can authorize access and who needs the permit update. None of that settles the authority question by itself, but it makes the address-level check and the scope conversation specific instead of generic.
From there we sort the electrical facts, explain the scope under consideration, and flag what still must be confirmed with the relevant authority. Once the work is defined you get a written scope with a number, and if the scope changes after work begins, we discuss the added work before it proceeds. What we will not do is promise a jurisdiction that has not been checked.
A damaged or energized condition is not a research exercise. If there is smoke, visible arcing, a shock, a burning smell, or immediate fire danger, get clear of the area and call 911. If the power loss extends beyond the property, contact the utility that serves the address.
One address, one answer, then the work
For a planned project, start with Request an Estimate, or call (206) 718-3047 and we will run the address-level check with you. Common questions
Who issues electrical permits in Lakewood?
Do not assume one issuer for every Lakewood address. The City says outside agencies handle electrical permits, reviews, and inspections, so confirm the serving utility and authority for the property. City of Lakewood Permit Center
Why does the utility need to be checked first?
Tacoma Power issues permits and inspections for the properties it serves, while Lakeview Light & Power also operates in the Lakewood area. An address-level check keeps permit guidance from being based on a broad city label. Washington L&I electrical jurisdictions Lakeview Light & Power history
Can Lakewood Project Discovery answer the electrical authority question?
The City offers Project Discovery as a permit-identification resource, but its page states electrical permits, reviews, and inspections are done by outside agencies. Confirm the authority separately. City of Lakewood Permit Center
What does a property manager need to send?
Include the exact address, building and unit context, access contact, scope, utility information if known, existing drawings, and any City permit details.
What should I do during a widespread outage?
Contact the serving utility. Call 911 for immediate fire or shock danger, not for a routine outage report.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
