Priority Electric LLC — Powering what matters

Issaquah electrical work when the building is shared

You can buy the charger tomorrow; the harder part of an Issaquah condo or townhome project is knowing who has to say yes before anything goes on a wall. More than half the homes in this city sit in buildings of two or more units, so for many projects here the first questions are not about wire at all. They are about approvals and access, and they are far cheaper to answer early than late.

Tell us the building type and the equipment you are considering, and we can tell you which conversations your project actually needs. Request an Estimate is the direct route, or call (206) 718-3047 and describe what you have in mind.

Three approvals that are not the same approval

The City of Issaquah's electrical-permit page draws the map itself: it states that Washington State Labor & Industries reviews, issues, and inspects electrical permits, and that a City business license is required for a contractor working inside city limits. Those are two different requirements. Neither one settles the third conversation, which belongs to your building: a condominium association or other shared-building approval.

Keep the three apart and each gets easier. The electrical permit covers the electrical work. The contractor's City business license is our requirement to hold, not yours to chase. Building ownership documents can add their own decision about equipment on common elements, parking areas, exterior walls, or a shared electrical room.

Washington L&I's jurisdiction guidance likewise distinguishes cities that issue their own electrical permits from jobs that use L&I or, where applicable, Tacoma Power. The right path still depends on the specific address and scope, so we confirm it before work begins rather than assume it. Permits and inspections explains how we handle that side of every job.

Shared buildings change the first questions

The 2026 OFM estimate gives Issaquah 18,156 housing units, with 54% in structures containing two or more units; Washington OFM housing data supplies the count and the mix. Those figures say nothing about your building's wiring, parking rights, or electrical capacity. What they do say is that in Issaquah, a charger project often starts as a map question before it becomes a wiring question.

So walk the map with us. Where would the equipment go, and is your parking stall deeded, assigned, or common? Is the electrical panel inside your home or in a shared room? Is a property manager, board, or design-review step involved?

We will not invent answers to those, and we do not promise association approval; no electrician honestly can. What we can do is define the electrical scope clearly enough that you take a real plan, not a vague idea, to whoever holds the yes. It helps to gather the documents that actually govern the space: an association contact, an alteration policy, parking information, or a building rule.

Remodels, panels and chargers, minus the shortcuts

For a townhome or condo remodel, the useful preparation is what changes behind the finished surfaces, what equipment is being added, and which decisions must land before walls close. A designer or remodeler can bring the layout, the fixture schedule, and any known appliance information. That beats a generic request for more power every time.

A charger conversation can cover the intended location, the vehicle or charging equipment information you have now, the panel, the distance to the parking spot, and whether the route crosses common space. Notice what is not on that list: a panel upgrade assumed in advance. Whether the panel changes is a decision that follows the actual scope and site conditions, not the sales brochure.

The same sorting helps a kitchen remodel, a new lighting plan, an induction appliance, or an addition. List the planned loads and the work that needs a dedicated circuit, then separate near-term essentials from later options. Preparation like that earns its keep when several people have to review the plan.

A scope you can put in front of a board

We discuss the work first, then document it in writing with a number attached; if something needs to be added later, we raise it by phone before it joins the job. That gives you a defined point to proceed, revise, or phase the work. It is also a courtesy to whoever reviews it, because it shows exactly what is proposed and nothing more. See how estimates work for the details.

If something is sparking, stop reading

A permit conversation can wait if there is an immediate fire or shock danger. Move away from the source if it is safe to do so, do not continue testing it or resetting a breaker, and call 911. If the issue appears to be a wider neighborhood outage rather than a condition within the property, contact the serving utility. For a non-immediate concern, describe what changed, what stopped working, and what you observed from a safe distance.

Bring the building, we bring the plan

Tell us what you are changing, where the equipment would go, and who is involved in the decision; keeping the L&I permit, the City license, and the building's own permission in their proper places is part of the service. Request an Estimate to start with a documented scope, or call (206) 718-3047 to talk the project through.

FAQs

Common questions

Does L&I issue electrical permits for Issaquah work?

The City says electrical permits are reviewed, issued, and inspected by L&I. Confirm the address and project scope before relying on any permit path. City of Issaquah electrical permits

Why would a contractor need a City business license too?

Issaquah states that a City business license is required for contractors working within City limits. That City requirement is separate from the electrical permit and inspection process. City of Issaquah

Can an electrician approve a condo EV charger for the association?

No. Electrical scope and permitting do not decide association or ownership approval. Share the applicable building rules or the association contact so the electrical plan and the ownership process can be kept distinct.

What should I provide for a townhome panel or charger conversation?

Bring the unit address, a photo of the panel only if it is safe to take, the proposed equipment, the parking arrangement, and any known shared-space restrictions. That helps define the questions before a scope is written.

What if I see sparks or smell burning?

Treat that as potential immediate danger. Leave the area if you can do so safely, avoid touching or re-testing equipment, and call 911.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
