Priority Electric LLC — Powering what matters

Electrical work in Bellevue, condos and houses alike

You are probably here because something new needs power: a charger for the car, a generator for outages, solar on the roof, or a panel that has run out of room. Bellevue gives those projects one helpful advantage, because the City itself issues the electrical permit, which makes the local path more specific than the usual state-only answer.

Bring us the equipment you have in mind and the kind of building it is going into, and we will turn that list into an understandable electrical scope. Request an Estimate is the direct route, or call (206) 718-3047.

Projects Bellevue flags by name

Bellevue’s electrical-permit guidance names several common project triggers. If any of these describe your plan, you already know where the project starts:

  • Changing the service panel.
  • Adding a panel, transformer, or generator.
  • Installing an electric-vehicle charging station.
  • Installing solar panels or modifying a solar photovoltaic system.

A yes does not settle every detail, but it points the work in the right direction. Bellevue is one of the local cities that issues electrical permits and performs inspections within city limits, and the City directs permit applications and plans online through MyBuildingPermit.com. The building type, equipment rating, and scope shape the next step from there.

Same day is real, and it has conditions

Bellevue states that electrical permits not requiring plan review can be issued the same day. It also identifies plan-review situations, including new installations or alterations of services, feeders, generators, subpanels, and transformers rated 100 amps or greater in nonresidential, multifamily, and mixed-use buildings. That published line is exactly why a phrase like panel work is not a complete scope by itself.

We will not turn that distinction into a deadline promise, because eligibility depends on your actual project and the City’s rules can change. What you can do is make the equipment list and building category part of the first conversation. A condo, a single-family home, a multifamily building, and a mixed-use property ask different questions even when the goal sounds similar.

More than half of Bellevue lives in shared buildings

Bellevue’s 2026 housing estimate is 68,736 units, with 35,740 units, or 52%, in buildings with two or more units. That claims nothing about your HOA, your building systems, or any approval process. It is simply why we ask early whether the project sits in an attached or multifamily setting and whether property management or ownership coordination belongs alongside the electrical scope.

In an attached setting, include the unit or common-area location, the parking or equipment location, access constraints, and the contact who handles property coordination. In a single-family setting, include the equipment goal, the locations under consideration, and any related remodel work. If you are a builder or GC, identify the project stage and the electrical decisions needed before finishes or other trades proceed.

Name the project instead of calling it an upgrade

An EV charger conversation begins with the charger plan, the existing service and panel information, the parking arrangement, and the building type. A generator or transfer-switch conversation begins with the equipment goal and the circuits you care about most. Solar or a PV modification carries its own equipment and permit questions, and a panel change is often part of a larger capacity decision rather than an isolated replacement.

None of this asks you to speak in technical language. Describe the outcome you want and what has already been selected, and if documents, cut sheets, a permit record, or a building contact exist, include them with the request. That makes the scope conversation sharper whether you are a homeowner, a builder, or a multifamily decision-maker.

EV charger installation, panel upgrades and replacements, transfer switches and backup power, and lighting installation and upgrades each give you a focused starting route.

How the scope reaches you

We discuss the project, put the scope in writing under its own number, and call before adding work outside it. That is a communication habit, not a promise of a fixed outcome, same-day service, or City approval. It does give you a clear point where options and approvals get decided instead of assumed.

Ready when you have the address and the equipment list

Bellevue’s permit structure rewards specific intake. State the address, the building category, the equipment you plan to add or alter, and whether a City application or plans have been started. If the work may involve a service, feeder, generator, subpanel, or transformer in a nonresidential, multifamily, or mixed-use building, say so up front; that is the detail that decides the review path.

For a broader look at how location and scope interact, see permits and inspections. Nearby contexts worth comparing: Redmond, Kirkland, Mercer Island, Issaquah, and Clyde Hill.

Request an Estimate with the proposed equipment and building type so the Bellevue permit path can be scoped clearly, or call (206) 718-3047.

FAQs

Common questions

Do I need a Bellevue electrical permit to add an EV charger?

Bellevue lists installing an electric-vehicle charging station among its electrical-permit triggers. Confirm the specific project requirements through the City’s current guidance.

Can every Bellevue electrical permit be issued the same day?

No. Bellevue says permits that do not require plan review can be issued the same day. Some work, including specified 100-amp-or-greater work in nonresidential, multifamily, and mixed-use buildings, requires review.

Does condo or multifamily ownership change the electrical scope?

It can add coordination questions. Include the building type, unit or common-area location, and the appropriate property contact when requesting a scope discussion.

What information helps with a generator or panel conversation?

Provide the address, building type, equipment under consideration, the project goal, and any existing permit or plan information.

Who handles electrical permits and inspections in Bellevue?

Bellevue is listed by L&I as a city that issues electrical permits and performs inspections within its city limits. Verify current City requirements for the actual project.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
