Priority Electric LLC — Powering what matters

Electrical planning for a Beaux Arts Village renovation

In a village where every home is a detached house, an electrical project usually arrives inside a bigger one: an interior remodel, a service-capacity question, a charger-ready plan drawn up with an architect. The wiring is rarely the complicated part. The complication is that one house can have two separate public paths, because the Town handles building-related permits while Washington State Labor & Industries handles electrical permits, and the two are easy to tangle from the start.

Priority Electric is a Bonney Lake-based service-area business serving Pierce, King and Snohomish Counties, and keeping those conversations straight is part of the work. For a non-emergency project, Request an Estimate or call (206) 718-3047. Start with the room or equipment you are changing, what has already been selected, and whether a Town building application is already underway.

Which permit covers what, and which one does not

The Town says it issues building, grading, mechanical, plumbing, demolition, tree-removal, and right-of-way permits. It also says that it does not issue permits for electrical work. So if your remodel has a Town building application moving, that approval does not cover the wiring, and the electrical portion needs its own L&I conversation.

For example, a substantial interior change may bring building-plan questions and electrical decisions together. The electrical side can include the planned load, locations for new circuits, lighting controls, appliance information, and any question about capacity. Those are planning inputs, not a promise that a particular upgrade is needed. The project facts determine the scope.

A useful intake separates the questions:

  • What work changes the building or site?
  • What electrical equipment, rooms, or future uses need to be considered?
  • Which Town forms, instructions, or checklists have already been reviewed?
  • Has an L&I electrical permit path been confirmed for the electrical portion?

That separation keeps an estimate conversation focused. It also avoids treating a municipal building permit as an electrical authorization.

A detached-home scope without assumptions

Whether you are the owner, the architect, or the remodeler, the useful move is organizing the electrical portion of the project without guessing about the property, its age, its existing service, or a utility assignment. Nothing on this page assumes any of those for your address.

A remodel electrical discussion can begin with a drawing, a room list, or a description of the desired outcome. An EV-ready or service-capacity conversation can begin with the equipment under consideration and what else the home needs to support. Photos of the electrical equipment can help describe the situation, but they do not replace an on-site scope review when one is needed.

Priority Electric’s approved process is to discuss the work, provide a written scope and number, and call before work is added outside that scope. That gives the owner and project team a decision point before additional work moves forward. Permit and inspection requirements should be confirmed for the actual scope and location.

Bring the right material to the first call

The Town makes forms, instructions, and checklists available for permits it issues. Before a planning call, collect the materials that exist rather than trying to solve every question alone. A preliminary plan, selected appliance information, fixture schedule, or contractor notes can all make the electrical discussion more specific.

If the project is early, the first decision may simply be what needs to be resolved before finishes or equipment are selected. If it is already in permit preparation, the question may be which electrical details belong in the project coordination list. Both are valid starting points.

For immediate fire or shock danger, leave the affected area if you can do so safely and call 911. Do not use a request form to seek emergency help. If the issue appears to be a broader power interruption, contact the serving utility.

Start a focused Beaux Arts Village scope review

Tell us whether the project is a remodel, a service-planning question, a charging plan, or another electrical change, and whether Town building materials are already in play. What you get back is a clear conversation about the electrical work and the separate public paths that may apply.

FAQs

Common questions

Does Beaux Arts Village issue electrical permits?

No. The Town’s permit page says electrical permits are issued by Washington State Department of Labor & Industries. The Town lists separate building-related permits it issues.

What should I share for a remodel electrical discussion?

Share the rooms changing, available plans, selected equipment, desired lighting or circuit changes, and any Town application material already prepared. That helps keep building and electrical questions distinct.

Can a future vehicle charger be part of a remodel conversation?

Yes. Describe the charging equipment you are considering and the other planned electrical changes. Capacity and permit questions should be assessed for the actual project rather than assumed from the location.

What happens if the scope changes after planning begins?

Priority Electric’s approved process is to provide a written scope and number, then call before adding work outside that scope. Confirm that process remains current when requesting the estimate.

Where can I learn more about permits and safety?

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
