Priority Electric LLC — Powering what matters

Electrical decisions ready before your Hunts Point meeting

Before your remodel gets far in Hunts Point, the Town wants a meeting. Its published packet requires a pre-application meeting before permit submission for any new-construction project or remodel of $25,000 or more. That requirement is actually useful: it lands at the moment when room layouts, equipment choices, and unresolved design questions can still be organized, so the electrical conversation pays best before the meeting, not after.

Priority Electric serves Pierce, King and Snohomish Counties as a Bonney Lake-based service-area business. For a planned project, Request an Estimate or call (206) 718-3047. Tell us the meeting stage, what drawings exist, and the electrical decisions you and your team want to clarify.

Prepare the agenda, not a generic wish list

The Town says the pre-application meeting is a virtual Zoom meeting and identifies reviewers that can include the Building Official, Town Planner/Engineer, and Town Arborist. Its packet recommends bringing the architect or designer, the owner, a site plan, floor plans, and elevations. Your electrical planning belongs alongside that material as a defined project input, not as something to figure out later.

A meeting-ready electrical list can note the spaces changing, equipment planned, lighting intent, exterior needs, and any question about capacity. It should distinguish known choices from open choices. It should not state that a service change, generator, vehicle charger, or other specific work is required before the scope has been assessed.

Keep the agencies separate

Hunts Point’s packet separates public roles three ways: the Town issues building-related permits, Washington State Labor & Industries issues electrical permits, and Bellevue City Hall issues fire-sprinkler permits. Your project may touch one, two, or all three lanes, depending on its actual scope.

That is why the first planning conversation needs to be precise. Bring any site or building materials already prepared, then identify the electrical work being considered. The aim is a coordinated sequence, not an assumed permit outcome.

The Town accepts plans and related application materials electronically. It also says required building inspections should be scheduled at least 24 hours in advance. Those statements apply to the Town process described in its packet; they do not establish an electrical inspection schedule or Priority Electric availability.

A clear scope supports a moving project

Design work often changes. Priority Electric’s established process is to talk through the work, provide a written scope and number, and call before additional work outside that scope is added. It gives the owner and project team a point to review new information rather than treating it as automatic.

Use the request to describe the present project stage and decisions that need coordination before the pre-application meeting. If the work is farther along, identify which permits or reviews are already in motion. Permit requirements and inspection roles should be confirmed for the specific work.

Do not continue to test an outlet, switch, or panel that is hot, sparking, smoking, or associated with a shock. Get to a safe place and call 911 if there is an immediate threat. A broader service interruption belongs with the utility, not a project-planning form.

Discuss the scope before submission

The useful first question is not “what will this cost?” in the abstract. It is “which electrical decisions need to be understood before the meeting and permit submission?” Share the design material you have, the equipment under consideration, and the project contacts who need the answer.

FAQs

Common questions

Which Hunts Point projects require a pre-application meeting?

The Town’s published packet says a meeting is required before permit submission for all new construction or remodels of $25,000 or more. Confirm the current rule with the Town.

Who issues the electrical permit for a Hunts Point project?

The Town packet states that Washington State Department of Labor & Industries issues electrical permits. It separately describes Town building permits and Bellevue fire-sprinkler permits.

What belongs in an electrical pre-meeting list?

Include changing rooms, planned equipment, layouts, lighting intent, exterior needs, and capacity questions. Mark what is selected and what remains undecided.

Does a Town inspection notice set the electrical inspection timing?

No. The packet’s 24-hour scheduling statement concerns required Town building inspections. Verify the applicable electrical inspection process separately.

Can Priority Electric provide a guaranteed permit schedule?

No. Permit review and public-agency timing are not guaranteed here. The estimate conversation can focus on the scope and decisions that can be organized now.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
