Snohomish holds 1860s houses to a 2023 code
The city of Snohomish passed the county's first historic district ordinance in 1973, and the district joined the National Register of Historic Places in 1974. Its residential streets, in the city's description, hold homes dating from the 1860s onward with an emphasis on the years before 1920. Wire in those houses answers to Washington's current electrical code, adopted from the 2023 NEC, and to a permit desk that is not in town at all: the city's permitting page says plainly that electrical permits are handled through the WA State Department of Labor & Industries.
That gap between the age of the walls and the age of the rulebook is where we do our most careful work. Request an Estimate for a house of any vintage, or call (206) 718-3047 and tell us what year your place was built. It changes the plan more than anything else you could say.
What a pre-1920 house is hiding, statistically
Houses of the historic core's era were wired before grounding was standard, before GFCI existed, and before insulation materials had to survive modern loads. Behind original plaster you can meet knob-and-tube runs, long-dead junction boxes, and panels several generations obsolete, sometimes all feeding a kitchen that now hosts an induction range. None of this is a verdict on any particular address, which is exactly the point: the honest first step is discovery, not a quote. We open the assessment with what is actually reachable, document what we find, and only then price rewiring or targeted corrections against evidence.
Design review is a real step, so we plan for it
The city says its Design Review Board evaluates changes to designated historic structures against the district's design standards and the Secretary of the Interior's rehabilitation standards. Interior wiring rarely triggers that, but anything visible from the street can: a relocated meter base, new exterior service equipment, conduit on a facade. On a designated building we flag those elements in the scope so the review conversation happens before the work is bid as if it were invisible.
The state inspects the wiring, the city runs its portal
For the electrical permit itself, Snohomish is an L&I town: the state issues the permit and a state inspector signs the work. The city's Self-Service Permit Portal handles the building-side applications, and the city has published reduced building-inspection scheduling this summer, a reminder that published timing details change and are worth rechecking the week you need them. Our written scope names which approvals come from which desk, with the sequence they need to land in.
A small city where half the doors are rented
OFM's 2026 estimate counts 10,770 residents and 4,793 housing units, and the census tabulation behind city-data puts renters in about 45 percent of occupied homes, high for a city this size. The median build year citywide is 1973, meaning plenty of ordinary mid-century housing surrounds the famous old core. Practically, we ask two intake questions everywhere in town: what year, and who authorizes. A tenant in an 1890s four-square and the owner of a 1975 rambler are both welcome calls; they just start different checklists.
One county, one utility
The meter side of every Snohomish property belongs to Snohomish County PUD, the countywide district. Utility outages, service drops and connection upgrades run through the PUD's processes; the wiring behind the meter is where a licensed electrician and an L&I inspector come in. We coordinate the handshake between the two on service work rather than leaving it to chance.
Distance, stated like a measurement
From our Bonney Lake shop, Snohomish is firmly in the far half of our service area. We take the work gladly and schedule it deliberately: visits in planned windows, an agreed written scope beforehand, and no pretending a cross-metro trip is around the corner. Old houses reward that kind of preparation anyway.
Old wood burns fast. Act like it.
Any burning smell, glowing outlet, or breaker that trips instantly on reset in a house of this age is a leave-and-call-911 event, full stop. Whole-street darkness is the PUD's department. For the quieter worries, a warm switch plate, a circuit that hums, write down what you noticed and bring it to the estimate; it is exactly the evidence an assessment wants.
Tell us the year the house was built
Request an Estimate with the address and build year, or call (206) 718-3047. Whether it is 1885 or 1985, we will meet the house where it actually is.

Permits & inspections
Snohomish doesn't run its own electrical inspections, so permits go through Washington State Department of Labor & Industries (Electrical Program).

Typical construction era: Median house built 1973 citywide, with a historic-district core of homes dating from the 1860s to the 1920s.
- Historic-district homes built before the 1920s predate modern grounding entirely; knob-and-tube-era wiring and long-obsolete panels are realistic finds behind original walls

Common questions
Who permits electrical work in the city of Snohomish?
The city's permitting page states it directly: electrical permits are handled through the WA State Department of Labor & Industries. The city's own portal covers building-side permits.
Does the historic district change how electrical work happens?
The wiring itself is inspected by L&I like anywhere else, but the city says changes to designated historic structures go through its Design Review Board, so exterior-visible work such as service equipment on a designated building deserves early planning.
Is wiring from the early 1900s automatically dangerous?
Not automatically, but it is unprotected by modern standards: no grounding, no GFCI, no arc-fault protection, and insulation with a century of heat cycles. We assess what is actually present before recommending anything.
Which utility serves Snohomish?
Snohomish County PUD, whose stated territory is the entire county. Outage reporting goes to the PUD; wiring on the customer side of the meter is electrician work.
What if I smell burning near an old fixture right now?
Treat it as an emergency: get people out and call 911. Century-old wood and overheated wiring are a bad pairing, and no appointment matters more than that.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
