Fix what the inspector flagged
A home inspection report, an insurer's letter, or a nagging worry about the wiring. We sort the real hazards from the technicalities and put both right.
You are three days from closing and the inspection report lists eleven electrical items. Or your insurer wants the panel evaluated before renewal. Or nobody official is asking, but the house crackles somewhere behind the wall and you would sleep better knowing. In all three cases the job is the same: figure out what is genuinely wrong, say it plainly, and fix it.
Not every finding is a hazard
Inspection reports mix real dangers with technical notes, and they read equally alarming. A double-tapped breaker or an open splice above the water heater deserves prompt attention. A bathroom that predates GFCI requirements is worth upgrading but is not an emergency. We go through the list item by item and tell you which is which, so a purchase negotiation or a repair budget rests on the actual risk, not the scariest sentence.
Corrections we handle regularly
- Double-tapped breakers, missing knockout fillers, and panel legend cleanup.
- GFCI protection added where today's code expects it: kitchens, baths, garages, exteriors, laundry.
- Open junction boxes, exposed splices, and cable left unsupported or unprotected.
- Reversed polarity and open grounds found by an inspector's tester.
- Smoke and carbon monoxide detector placement for sale requirements.
Paperwork that satisfies the asker
Corrections tied to a sale, a lender, or an insurer usually need to be shown, not just done. Work that requires a permit gets one, the inspection record exists for whoever asked, and the invoice describes each corrected item in language that maps back to the report. That paper trail is often the entire point of the exercise, and we treat it that way.
If something seems dangerous right now
Burning smells, sparking, heat at any device, or a breaker that will not stay on are not report items to schedule around; switch the circuit off and call (206) 718-3047. Smoke or fire means 911 first. The warning signs guide lists the symptoms that should end troubleshooting immediately.
Buying corrections without overbuying them
Ask whoever holds your report
- Which of these findings are hazards, and which are technicalities I can schedule?
- Will your invoice name each item the way the report names it?
- Which corrections need a permit, and is that reflected in the price?
- If you find something worse than anything listed, what happens next?
The two easy mistakes
One is paying hazard prices for paperwork items because nobody triaged the list. The other is hiring the bidder who waves the whole report off, which feels like relief and buys you nothing. Both extremes are easier to sell than judgement is. Keep the report and your own photos together through the process; they are the shared map every later conversation works from.
Staying off the next report
The test buttons on GFCIs and on smoke and CO detectors exist to be pressed; a monthly round with each device's own button catches the quiet failures. Keep the area around your panel reachable rather than shelved over, and when something new starts acting up, check it against the help center's symptom pages before deciding it can wait. For the hiring side, what to gather before an estimate and what a price alone cannot tell you both apply to corrections work.
For everything with a timeline instead of a flame, send the report pages or a description through Request an Estimate. You get back a written scope that prices the items worth doing and says honestly if any are not.
Common questions
Must an older home meet current electrical code?
Generally no. Wiring legal when installed may remain in service; new code applies when you renovate or extend. The useful question is not whether the house matches this year's book but whether specific conditions in it are unsafe, and that is what an assessment answers.
Can you fix just the items on my inspection report?
Yes. We quote the report line by line, you choose which items to correct, and the scope stays at that. If we notice something worse than anything listed, you hear about it with a separate price, and it stays your decision.
What does a double-tapped breaker mean?
Two circuit conductors landed on one breaker terminal designed for one. Connections loosen, heat follows. The correction is small: a listed breaker that accepts two conductors, or a properly added circuit position. It is a common finding and among the quickest to put right.
Do sellers or buyers usually order these corrections?
Both, depending on how the negotiation split the list. We work from whichever side holds it, and the itemized paperwork serves either purpose: proof of completed repairs for a buyer, or a clean re-inspection story for a seller.
My insurer flagged the electrical panel. Now what?
Insurers most often flag specific panel brands with poor safety records or visible condition problems. We inspect, tell you whether the concern applies to your equipment, and if replacement is warranted it is handled as a panel replacement with permit and inspection included.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
