Priority Electric LLC — Powering what matters

Mukilteo added 44 homes in six years. The work is in the existing ones.

State housing estimates make Mukilteo unusual among its neighbors: 8,711 housing units in 2020, 8,755 in 2026. Forty-four net additions in six years is a city that has essentially finished building. What it has instead is a large stock of homes from one era, the median house dates to 1989, now crossing the age where original equipment and modern ambitions collide. That is the Mukilteo electrical market in one sentence: not new construction, but the second electrical life of a late-80s city.

Second lives are plannable. Request an Estimate for the upgrade you have in mind, or call (206) 718-3047 to talk through what a house of this vintage can take on without a service change.

The city's own sentence about wiring

Mukilteo's do-you-need-a-permit guidance is refreshingly blunt: electrical work that requires new wiring, circuits, or breakers must be approved and inspected by Washington Labor and Industries. The city itself is not on L&I's self-permitting list, so the electrical permit is a state matter while the city's permit center handles the building-side questions. For a homeowner this means one clean rule of thumb: if the project adds or alters circuits, an L&I permit and inspection ride along with it, and we fold both into the schedule rather than treating them as afterthoughts.

What 1989 equipment looks like at 35

A house built in 1989 usually has sound bones: grounded circuits, breaker panels, sensible layouts. What it does not have is margin designed for 2026 loads. The common projects prove it. An EV charger wants a dedicated high-amperage circuit in a garage wired for a door opener and a freezer. A heat pump conversion replaces gas load with electrical load. A kitchen remodel triples the countertop demand. Each starts with the same two artifacts: a load calculation and a hard look at a panel now older than some of the people asking about it. Where the answer is an upgrade, panel replacement is priced from the calculation, not from a mood.

Owners answer the phone here

About 71 percent of Mukilteo's occupied homes are owner-occupied, per the census tabulation behind city-data, and OFM's 2026 estimate counts 21,610 residents. In practice that means our Mukilteo conversations are mostly with the decision-maker directly, which shortens everything: the scope is discussed once, approved once, and scheduled once. We still put every commitment in writing with its own number, because a good process should not depend on who picked up.

PUD territory, from the waterfront up

Like every city in the county, Mukilteo is served by Snohomish County PUD, the district whose quick-facts page describes a territory of about 2,200 square miles. Utility interruptions and service-drop questions are PUD matters; what happens after the meter is ours and L&I's. On service upgrades we sequence the PUD's portion into the plan explicitly, because a panel swap that waits on a utility appointment is a schedule, not a surprise, when it is written down.

Getting there takes intent, and we bring it

Mukilteo is close to the far end of the ground we cover from Bonney Lake. The distance is real, so the discipline is too: scheduled windows instead of vague promises, consolidated trips, and a scope that is agreed in writing before the first mile. If a job needs a second visit for inspection day, that visit is in the plan from the start.

Urgency has its own instructions

Anything producing smoke, sparks, heat you can feel on a panel door, or a shock gets 911 first and everything else second. A dark street is the PUD's outage line. For the merely suspicious, a warm outlet, a flicker tied to one circuit, switch it off, note the pattern, and hand us the observations at the estimate.

Tell us what the house should do next

Request an Estimate with the address and the ambition, charger, heat pump, kitchen, or all three, or call (206) 718-3047. A 1989 house has plenty of future; it just needs the math done first.

FAQs

Common questions

Who approves electrical work in Mukilteo?

The state. Mukilteo's own guidance says electrical work that requires new wiring, circuits, or breakers must be approved and inspected by Washington Labor and Industries, and the city is absent from L&I's list of self-permitting cities.

Why does a 1989 house need panel attention already?

Because its service was sized for 1989. An EV charger, a heat pump, or an electrified kitchen each add continuous load a late-80s panel may not have headroom for, and equipment itself ages past 35 years.

Is new construction a big part of Mukilteo work?

The numbers say no: state estimates show the housing count nearly flat since 2020. The work here is overwhelmingly about upgrading and maintaining homes that already exist.

Which utility do Mukilteo homes belong to?

Snohomish County PUD, whose published territory covers the county end to end. The PUD handles the supply and outages; premises wiring is licensed-electrician territory with L&I inspecting.

What is the right move for an urgent electrical problem?

For smoke, sparks or a shock, 911 without hesitation. For an area outage, the PUD. For a stable worry, keep the circuit off and describe it to us; that is what estimates are for.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
