Edmonds writes the permit split into its own instructions
Some cities leave you to figure out who permits what. Edmonds puts it in writing: the city's own permit guidance says an electrical permit is required from the State Department of Labor & Industries, while its building and land use applications are, in the city's words, entirely online through MyBuildingPermit, with paper no longer accepted. That is the whole map of an Edmonds project in two sentences, and both halves are checkable on the city's site rather than folklore passed between contractors.
Knowing the map is our job before it becomes your problem. Request an Estimate to start with the project itself, or call (206) 718-3047 if you want to know which lane, or both, your idea will travel.
Two portals, one project
A kitchen remodel in Edmonds shows why the split matters. The structural and mechanical sides ride the city's MyBuildingPermit lane; the wiring rides the L&I lane, with a state inspector signing off the electrical work. Neither lane waits for the other automatically, so sequencing is a planning decision: rough-in inspections need walls open, and a closing date or a cabinet delivery has opinions about when walls close. We map which inspections belong to which authority in the written scope, so the schedule is built around real sign-offs instead of assumed ones.
Sixty percent detached, most of it early-1970s
Edmonds is an owners' city by the numbers: roughly 60 percent of its housing is single-family detached, 29 percent of occupied homes are rented, and the median house was built in 1971 with the median apartment close behind in 1980. OFM's series shows the stock growing slowly, 17,519 units in 2000 to 19,849 in 2026, which is a settled city, not a boomtown. Settled means the electrical work is mostly about what is already in the walls: ungrounded receptacles from the pre-1970s portion, panels at or past their design life, and circuits that have quietly absorbed fifty years of added load. Rewiring, panel replacement and safety corrections are the recurring shapes.
The wire stops at the meter
Electricity arrives courtesy of Snohomish County PUD, whose quick-facts page claims the whole county, about 2,200 square miles of territory, as its service area. The boundary that matters day to day is the meter: everything on the street side is the PUD's, everything on the house side is inspectable, permittable wiring. When a service upgrade crosses that boundary, the job plan names the PUD's part explicitly so nobody discovers it mid-project.
About the drive, since you will wonder
Bonney Lake to Edmonds is a long haul, and we schedule like it is, because it is. Edmonds jobs are booked into planned windows, often paired with other north-end work, and never promised as a quick swing by. The compensation for that honesty is preparation: the scope arrives written, numbered and agreed, so the time on site goes to the work instead of to discovering it.
The one lane with no portal at all
Sparks, smoke, a panel too hot to rest a hand near, a tingle from a faucet or appliance: 911, immediately, from outside if needed. Street-scale outages go to the PUD's outage reporting. Everything else, the stable and merely worrying, is exactly what an estimate visit is for; note the symptom, leave the wiring alone, and tell us what you saw.
Start in whichever lane you like
Request an Estimate with the address and what you want changed, or call (206) 718-3047. We will tell you which permits the project actually needs, and which desk each one comes from.
What to know in Edmonds
Permits & inspections
Edmonds doesn't run its own electrical inspections, so permits go through Washington State Department of Labor & Industries (Electrical Program).
Housing stock
Typical construction era: Predominantly early 1970s (median house built 1971; median apartment 1980).
- A 1971-median housing stock predates the 1970s-80s expansion of GFCI protection and the 2002 AFCI bedroom-circuit requirement, so older panels and ungrounded circuits are routine finds

Common questions
Who issues the electrical permit for Edmonds work?
Washington L&I. Edmonds is not on L&I's list of self-permitting cities, and the city's own permit guidance states that an electrical permit is required from the State Department of Labor & Industries.
What is MyBuildingPermit and when does it apply?
It is the online consortium portal Edmonds uses for its building and land use applications, and the city says those applications are now entirely online with no paper accepted. It is the building lane; the electrical permit still travels separately to L&I.
My Edmonds house was built around 1971. What gets checked first?
Grounding, panel age and capacity, and what earlier remodels left behind. A 1971 home predates the broad GFCI expansion of later codes and the 2002 arc-fault requirement, so we establish the baseline before quoting new work.
Who do Edmonds residents call about a power outage?
Snohomish County PUD, the countywide utility. An electrician cannot restore a de-energized utility feed, and the PUD cannot fix wiring on the house side of the meter.
What does an active hazard change?
Everything. Smoke, sparking or shock means 911 before any portal, permit or estimate. Stable concerns can wait for a scheduled visit; hazards cannot.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
