Three kinds of Parkland streets, one way to start
Drive across Parkland and the community changes under you: older blocks near the university that have seen a century of wiring styles, subdivisions young enough to smell of paint, and large lots where the garage is bigger than the house and works harder. Pierce County's plan for the area describes exactly that mix of historic urban, newer suburban, and semi-rural large-lot living. Your project belongs to one of those streets, and saying which one is the fastest way to a useful conversation.
Priority Electric serves Parkland as part of its Pierce, King and Snohomish County service area. Request an estimate with the property type and what is changing, or call (206) 718-3047 if talking it through is easier.
If your street is one of the older ones
Start with what is shared and what is private. A problem inside one residence, a common-area lighting question, and work tied to a change of use raise different scope questions, so describe the affected area, who can authorize access, and whether more than one party signs off. Older housing rewards observation over assumption: note what stopped working and when, and let troubleshooting start from evidence.
If it is a newer subdivision
Think in sequence. A kitchen change, added lighting, a panel concern, new equipment, or a planned addition can be handled in the order the decisions actually need to happen. List the equipment already chosen, the spaces being changed, and what should be on hand when the work is considered; new circuits and remodel decisions go smoothly when the order is visible.
If the lot is large and the outbuildings earn their keep
Lead with the structure and the route. A shop, detached garage, pump question, or long run to a far building does not define a scope by itself, but it makes the building's use, the equipment, the distance, and the service information central. Say which building the work serves and what it needs to do.
Guidance: the permit check is an address check
Parkland is unincorporated, so Pierce County residential-permit information frames the building side of a project. The electrical authority is a separate, address-level question: L&I unless Tacoma Power serves the property, which means a Parkland label, a neighbor's project, or an old permit proves nothing about your parcel. Bring the address early, say where any County application stands, and the permit discussion separates cleanly from the estimate itself.
The request, assembled
Three parts make a strong first message: the property context, the immediate objective, and the open decisions. Managers should add the approving contact and access constraints; homeowners the affected rooms and planned equipment; outbuilding projects the intended use. We respond by explaining the work under consideration, providing a written scope with its own number, and calling before anything beyond it is added.
Danger reorders everything
A hot outlet or panel, a burning smell, smoke, sparks, or a shock means stop using the equipment, move away if it is safe, and call 911 for immediate danger. A neighborhood-scale interruption goes to the serving utility. Recurring breaker trips deserve a note about what was running, not another reset.
Name your street, then send it
Older block, subdivision, or large lot; owner, tenant, or manager; repair, upgrade, or new building. That is the whole first message. Request an Estimate or call (206) 718-3047.

Common questions
Does every Parkland property follow the same electrical permit route?
No. Parkland is unincorporated, and the electrical authority should be verified for the property address and scope instead of assumed from the community name.
What should a property manager include in the request?
Identify the building or common area affected, who can approve access, the immediate issue or project goal, and any known scheduling constraints. Do not include sensitive tenant information.
Can an outbuilding be discussed with the main-house work?
Yes. Describe the structure’s intended use, equipment, and location on the property. Those facts help organize the scope without presuming a particular circuit or service solution.
Is a County building permit the same as an electrical permit?
They are separate questions. Bring any County permit information to the discussion, then confirm the electrical path for the project’s actual address and work.
What is the safest next step for recurring breaker trips?
Avoid repeatedly resetting a breaker. Note what was running when it tripped and request a non-emergency troubleshooting conversation. If there is smoke, sparks, a shock, or immediate fire danger, call 911.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
