Priority Electric LLC — Powering what matters

Orting electrical work that starts with your parcel

Where should the generator hookup sit, and which wall can take the new panel? On an Orting property those are parcel questions before they are preference questions. The City's building FAQ includes “When is a floodplain review required?” among its entries, and the City of Orting Building Department page directs permit applicants to Cloudpermit. That FAQ tells you placement can be a review matter worth settling before anything is mounted or trenched; it tells you nothing about your particular address, and neither will we until the parcel facts are in hand.

The way to start is with the address and the equipment you have in mind. Request an Estimate with the proposed location and any site or project information you have, or call (206) 718-3047 and describe the property.

What runs through Cloudpermit, and what does not

Orting says permit applications must be completed online through Cloudpermit, and the City identifies what the system handles: applying for multiple permits, viewing building-review comments, downloading approved plans, and requesting inspections. On money, the City says plan-review fees are due with a complete permit package, with a building permit invoice due before permit issuance after review. Orting Building Department is the source for both.

Use Cloudpermit for what it is: the project record. It keeps applications, comments, and plans in one organized place, which is genuinely valuable when a project runs long. It does not tell you what will be approved, whether a specific review applies to your parcel, or how quickly your project will move, and no portal does.

The electrical permit is not in that system at all. The current L&I jurisdiction page does not list Orting as a local electrical-permit city, which places electrical permits and inspections with L&I, and we confirm that on Washington L&I's jurisdiction guidance before electrical work starts. The City building process and the L&I electrical path can both touch one project while serving different parts of it. Permits and inspections explains how we manage both sides.

Placement is a design decision, so treat it like one

A generator connection, exterior equipment, a panel, or a new circuit should be located from the actual site: confirmed review requirements, access needs, manufacturer directions where they apply, and the construction plan. Not from a citywide river-valley description, and not from a hazard guess in either direction. Your parcel gets to answer for itself.

The same thinking covers a single-family addition, garage, or lighting project. Orting also publishes Single-Family Energy Code Compliance guidance, one more reason to bring us the whole project concept instead of just the electrical fragment; the City of Orting Building Department page carries it. Sequencing gets easier once we know whether walls will be open, what equipment is planned, and which City review questions still need answers.

A small city of houses, read honestly

Orting's 2026 OFM estimate lists 3,048 housing units, 89% of them one-unit homes, with 169 mobile-home or special units; Washington OFM housing data provides that context. Read plainly: nearly everything here is a house, so most requests look like house projects, generators, garages, additions, panel work. What the count cannot say is how any individual home is wired, located, elevated, or served, and we do not pretend it can.

If you are the homeowner, the address, a description of the planned equipment, and safely taken photos are plenty to begin with. A builder or GC can add the project plan, the current Cloudpermit status, and the open site questions. Unresolved location decisions are not a gap to paper over with assumptions; they are the list of what gets verified next, and the scope says so out loud.

The estimate keeps the unknowns visible

After we discuss the project, the electrical work is written down as a scope with a number. If a new item emerges later, we call to discuss it before adding it. That written scope states the equipment, the intended location, the known construction work, and the permit questions still needing confirmation, and it deliberately claims no floodplain conclusion, no permit approval, and no utility assignment. If backup power is part of your plan, explore generator and transfer-switch planning for what that work involves.

Emergencies do not wait for a site plan

If electrical equipment is smoking, sparking, or creating immediate fire or shock danger, do not keep gathering project details. Move away if it is safe, avoid touching the equipment, and call 911. If a broader outage affects the surrounding area, contact the serving utility. A non-emergency equipment-location question can wait for a scope and site review.

Ask the parcel question with us

The City's FAQ raises the placement question; helping you answer it for your own address is the part we do. Share the equipment plan and the site information you have so the scope gets built on confirmed facts instead of neighborhood generalities. Request an Estimate or call (206) 718-3047 with the address and the proposed equipment location.

FAQs

Common questions

Does Orting’s floodplain FAQ mean my property is in a floodplain?

No. The City asks when floodplain review is required; it does not classify every property. Confirm parcel-specific requirements through the appropriate City process. Orting Building Department

What can I do in Cloudpermit for an Orting project?

The City says Cloudpermit can be used to apply for multiple permits, view review comments, download approved plans, and request inspections. Check the current City instructions for your project. City of Orting

Who handles electrical permits and inspections in Orting?

L&I is the electrical permitting and inspection authority because Orting is not listed as a city electrical jurisdiction on L&I’s page. Verify before work begins. Washington L&I

What information helps with an exterior-equipment discussion?

Bring the address, proposed equipment location, plans if available, and any current City review information. Do not assume the right location from a general neighborhood description.

When should I call 911 instead of asking about a repair?

Call 911 for immediate fire or shock danger. Leave the area safely if possible and do not touch, test, or reset the affected equipment.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
