Priority Electric LLC — Powering what matters

In South Prairie, asking first is literally half price

Small towns rarely put a price on impatience, but South Prairie does: the Town says permit fees will be doubled if a project starts before the approved permit is received. For a rural or manufactured-home owner itching to get a shop wired or an addition moving, that one sentence rewrites the schedule. The cheap version of every South Prairie project begins with questions, not extension cords.

Priority Electric is happy to be the first question. Request an Estimate before the work begins, or call (206) 718-3047 to talk through the scope and the jurisdiction question together.

Half the homes here are manufactured, so say which kind is yours

The Town's housing estimate grew from 149 units in 2020 to 263 in 2026, and 130 of them, 49%, are mobile-home or special units. Around here, a manufactured home is not a footnote; it is the local default in nearly half of cases, and it belongs in the first sentence of your request because home type shapes the access, equipment, and jurisdiction questions. What it never does is predict the answers: no statistic reveals the condition of your feeder, panel, or wiring, and we do not pretend it can.

Guidance: the Town's process and its limits

South Prairie directs building applications and inspection scheduling through the Deputy Clerk, lists a separate Building Official contact for building questions, and says permit fees are based on estimated project valuation in correlation with its adopted fee schedule. All of that describes the Town's building process, and none of it makes the Town an electrical authority: the Town's building page does not identify who issues electrical permits, so the electrical jurisdiction for a South Prairie project is confirmed for the actual address and work rather than assumed from a nearby city. A Town building permit and an electrical permit remain separate questions on the same project.

The before-start checklist

  • Name the home type: manufactured, site-built, or a mix of house and outbuilding.
  • State the proposed electrical work in plain words: the shop circuit, the pump, the addition, the service question.
  • Identify the Town building application, if one exists, and where it stands.
  • Confirm which authority handles the electrical permit and inspection for the address.

Add a site or access fact only if it affects the actual job. The most common mistake this list prevents is treating the first office you reached as the authority for every part of the project. For the work itself, additions, shops, and garages and wiring repairs cover most of what South Prairie asks us for, and everything lands in a written scope with its own number, with a call to you before any work outside it is added.

The doubled fee is about planning, never about emergencies

No fee rule applies to smoke, sparking, a burning odor, a shock, or immediate fire danger: leave the hazardous area if you safely can and call 911, without waiting for any approval or testing the source. An outage beyond the property goes to the serving utility. For the stable concerns, a dead outlet, a tripping breaker, a planned circuit, document the symptom from a safe distance and send it along.

Start the questions, not the work

The planning window is where South Prairie projects are won: the work identified, the building information collected, the electrical route verified, before a crew or a schedule depends on a guess. Request an Estimate or call (206) 718-3047, and start the project the half-price way.

FAQs

Common questions

What happens if I begin a South Prairie project before the permit is approved?

The Town says permit fees will be doubled when a project starts before the approved permit is received.

Does the Town building page identify who issues electrical permits?

No. The Town's building-permitting page does not identify electrical authority, so confirm it for the address and the work before the project depends on an assumption.

Why should I mention a manufactured home in the request?

South Prairie's housing mix includes a large mobile-home or special-unit share. Home type can affect the project facts and the jurisdiction questions that need confirmation.

Who handles Town building applications and inspection scheduling?

The Town directs those items through its Deputy Clerk and lists a Building Official for building questions. Use the Town's current contact information.

What should I do if there is an immediate electrical danger?

Call 911 for immediate fire or shock danger. For a wider service outage, contact the serving utility. Do not wait for permit guidance.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
