Priority Electric LLC — Powering what matters
New construction electrical

Rough-in through final inspection

Single family and multiplex builds, wired complete: temporary power, service, rough-in, trim-out, and every inspection in between.

On a new build, the electrician you want is the one your schedule never has to think about. Framing wraps, rough-in starts on the day it was promised, the cover inspection passes, and insulation is never standing around waiting. That reliability is the actual product; the wire is just how it ships.

The full electrical scope

  1. Temporary power for the build, set early so every trade after us has it.
  2. Service and panel: meter base, mast or lateral, panel sized from the plan's loads with room to grow.
  3. Rough-in: boxes, home runs, and circuits through the framing, walked against the plan before the cover inspection.
  4. Trim-out after finishes: devices, fixtures, appliance connections, panel labelling.
  5. Final inspection, scheduled and met, with corrections handled before they touch your closing date.

Decisions worth making on paper

The plan review is where a build gets its value: EV-ready circuits while the wall is studs, floor outlets located before the slab pour, exterior and low-voltage conduit runs stubbed where they will someday be wanted. Washington's energy code keeps adding electrification requirements to new dwellings, and we flag what applies to your jurisdiction before it becomes a correction. Our EV-ready construction guide covers that piece in detail.

How we bid

You get a bid built from your drawings, with the assumptions written down: fixture allowances stated, exclusions named, and anything on the plans that looks like a capacity problem raised before you compare numbers. When a competing bid comes in oddly low, the difference is usually hiding in one of those lines, and we would rather point at it than win on ambiguity. The bid package checklist shows what we like to see in an invitation to bid.

One point of contact who answers

You coordinate with the electrician running the job, not a dispatcher. Field questions get answered from the site, inspection results get reported the day they happen, and schedule risk gets flagged as soon as it is real. Builders live and die by that information moving fast; so do we.

Getting comparable electrical bids

Ask every sub who prices the drawings

  • Which assumptions and exclusions are written into this number?
  • How are fixture and device allowances stated, and at what grade?
  • Who books the cover and final inspections, and how fast do results reach me?
  • Which energy-code and EV-ready items does this jurisdiction require, and where do they sit in the bid?

Reading the low number

When one bid lands well under the rest, the difference is rarely generosity. It hides in an allowance set below what the plans imply, a code-required item left for someone else to discover, or a schedule commitment that was never made. Ambiguity in a bid does not disappear; it collects, and it invoices you at closing.

What to keep when the job closes out

The labelled panel schedule, the inspection records, and a note of every empty conduit stubbed for the future are the building's memory; hand them to whoever occupies it. Our guides on preparing for an electrician's visit and comparing estimates on more than the total were written for homeowners, and the discipline in them transfers directly to a bid package.

Send plans and your build schedule through Request an Estimate, or call (206) 718-3047 to talk through the project first. The builders and GCs page covers how we work across a season of jobs.

FAQs

Common questions

Do you take on multiplex and townhome projects?

Yes, single family and multiplex both. Repeatable unit layouts reward tight electrical planning: the first unit settles the questions and the rest go faster, which shows up in the schedule and the bid alike.

How far ahead should a builder book electrical?

As soon as drawings are firm enough to bid. That secures the rough-in window in our schedule and gives plan-review feedback time to be useful. Late invitations can still work, but early ones get better answers.

Who schedules the electrical inspections on a build?

We do, for our permit: cover inspection at rough-in and the final at completion, timed with your framing and finish milestones so no trade sits idle waiting on a green tag. See the construction timeline guide for how those land in a typical build.

What do you need from us to bid accurately?

Current drawings with an electrical sheet or fixture schedule, the appliance and heating package, the jurisdiction, and your target rough-in window. Missing pieces become written assumptions in the bid, so you can compare it honestly against others.

Denis at Priority Electric LLC delivered an outstanding experience from start to finish. We hired him to completely replace all the lighting in our kitchen, including updating the old fixtures and replacing all the recessed can lighting in the ceiling. What truly set Denis apart was his customer-focused approach. Before committing to the full ceiling job, he offered to install a complimentary can light as a test run. This allowed us to see the final look and brightness, which was incredibly helpful in making our final decision. The quality of the work was impeccable and fully met our expectations, and we found his pricing to be very fair for the scope of the project.
